What are included in the different set options that I can order?

We offer four (4) options, depending on your building requirements. These drawings are sufficient for an experienced contractor/builder to construct the house. For additional design drawings and details, you may email us for a quotation.

ARCHITECTURAL SET

This set is ideal if you just need inspiration for your future home, or if you already have a contractor who can handle the engineering drawings and implementation.

INCLUSIONS: Floor and Roof Plans, Elevations, Sections, Architectural Details (PDF Files), Perspective

CUSTOMIZATION: Mirror design (free), Structural/Electrical/ Plumbing Revisions (with additional charge)

LEAD TIME: File download link will be sent to you upon payment within 24-48 hours. If with customization, the filles will be sent to you within a week. You need WinRAR to open the zip files.

 

PDF SET

PDF Files will be sent to you for your own printing and reproduction. The drawings are complete for construction, but are not signed and sealed by professionals. This set is ideal if you do not have AutoCAD software, if you do not require building permits and just need inspiration for their own construction, or you have professionals to sign and seal for you. The boxes where the professional should sign and owner/project information will be left blank.

CUSTOMIZATION: Change of lot to actual lot (free) – Owner to provide with TCT or lot plan with accurate dimensions; Mirror design (free); Structural/Electrical/ Plumbing Revisions (with additional charge)

LEAD TIME: Files will be emailed to you after a maximum of three weeks upon order and payment.

 

CAD SET

AutCAD Files will be sent to you for your own printing and reproduction. The drawings are complete for construction, but are not signed and sealed by professionals. This set is ideal if your contractor/builder will do some revisions, and you have professionals to sign and seal for you. The boxes where the professional should sign and owner/project information will be left blank.

6 sets of signed and sealed drawings and documents for building permit submission and subsequently, for construction will be sent to you

4.    Building permit forms

5.    Subdivision design guidelines/ deed of restrictions (if applicable)

6.    Address where blueprints will be sent

INCLUSIONS:

6 sets signed and sealed: Architectural, Structural, Electrical, Plumbing and Sanitary Plans; Bill of Materials, Electrical Computations; 1 copy: Structural Analysis (for two stories or more); Perspectives (JPEG)

CUSTOMIZATION: Change of lot to actual lot (free) – Owner to provide with TCT or lot plan with accurate dimensions; Mirror design (free); Structural/Electrical/ Plumbing Revisions (with additional charge)

LEAD TIME: Drawings and documents will be sent via courier to you after a maximum of three weeks upon owner’s submission of requirements.

I am not comfortable making a payment through paypal. How else can I purchase your plans and designs?

Just email us, and we will provide the options of depositing to our BPI or BDO account or through Western Union. Keep all proofs of payment and send us a copy via email, and we will confirm receipt before we process your order. If sending money from overseas, please take note of exchange rates and fees, and that the nett amount reaching us is the actual price of the plan.

I like one of your designs but it wouldn’t fit my lot. What can we do?

Email us a copy of your lot plan at sales@philippinehousedesigns.com and the PHD code of the house design you like, and we can advise (for free!) if and how the plan can be adjusted to your lot.

What modifications can be done to the designs you have posted?

For each design page, we have listed a few modifications that can be done, and what changes can be made if you want to reduce the cost of the house. Modifications can be endless – it can be changing the size of the window or even adding a room.Modifications that won’t affect structural, electrical or plumbing plans are free of charge. Otherwise, we will quote for the revisions. You only pay if you agree to the quotation.

How accurate are your construction cost estimates?

The estimates we indicated in each design page are based on industry standards and just serve as a guide. Cost of construction will depend on the final finishes you will select, the location of your lot (how accessible for suppliers and contractors), and several other factors. Best to get a starter set of the plan you want, and have a local contractor/builder give an accurate quote.

I have a particular design in mind and it’s unlike and of the designs you have posted. Can you customize it for me?

Email us at sales@philippinehousedesigns.com your lot plan, the image of the design you want and your room requirements, and we will give a quotation on coming up with the set of drawings, and the lead time of how long will it take for us to complete it. It should take not more than a month.

Custom designs might cost a bit more than the ready made plans we have, but the price will still be competitive and reasonable.

What do I need to secure a building permit?

 

City or municipal halls in the Philippines have their own requirements for building permits. It is best to make a visit and request for their requirements.

On top of this, if you are building inside subdivision that has their own set of requirements, you should also ask them.

For municipal/city hall permits, the usual requirements include, but not limited to the following:

  1. 5 copies of Building Permit Forms (signed and sealed by Licensed Architect)
  2. 3 copies of Electrical Permit Forms (signed and sealed by Licensed Electrical Engineer)
  3. 3 copies of Sanitary Permit Forms (signed and sealed by Licensed Sanitary & Plumbing Engineer)
  4. 5 sets of Architectural and Engineering Plans
  5. 5 sets of Bill of Materials and Specification, signed and sealed by a Licensed Architect or Engineer
  6. Structural Design Analysis (for two stories or more)
  7. Copies of PRC and PTR of Architect and Engineers
  8. Copy of Transfer Certificate of Title (TCT), Tax Declaration, Tax Receipts, Deed of Absolute Sale (if applicable)

The best option is to avail of the PDF/CAD set so your contractor/builder or yourself could have multiple copies printed of the drawings and documents.

What is a licensing agreement?

The license agreement allows you to build a SINGLE house from the plans purchased. If you are a developer that wishes to build one of our designs for multiple lots, email us for a quote and we will give you a friendly price for multiple licenses.
